Crack Sealing
Cracks will appear in any asphalt surface eventually.
Cracks can develop in your asphalt parking lot for
several reasons:

Reflective cracking generally
occurs on a parking lot or roadway that has been
resurfaced, especially over concrete. Cracks or
joints in the underlying asphalt will be “reflected”
in the surface course. We recommend installing a
geo-textile fabric
prior to resurfacing to help prevent these types of
cracks.

Edge cracks will occur on the
edge of a parking lot or roadway. This is generally
caused by the degradation of the base, insufficient
berming, or frost penetration.

Block cracking
appears as interconnecting cracks that divide the
pavement into squares. Block cracks will generally
appear in low traffic areas and are caused by dry,
hardened asphalt.

Alligator cracks
are closely interconnecting cracks that have the
appearance of an alligator’s skin. These areas
generally represent a failed base and can be caused
by a variety of problems. Alligatored areas can not
be crack sealed; instead, these areas generally
require a full depth
repair to
correct the integrity of the base and prevent
further deterioration.

Joint cracks occur where the
two mats of asphalt were joined when the asphalt was
installed.
No matter what causes them, cracks in asphalt will allow
water to penetrate the surface and erode the base
material, requiring costly, full depth repairs or full
replacement. Effective crack sealing will help prevent
water, sand, stones, and other debris from entering the
cracks and producing compression stresses.
Ohio Paving uses
Crafco®
brand crack sealant and top-of-the-line Crafco crack
sealing equipment. Cracks are cleaned of grass and
debris using a wire brush, forced air, and a heat lance
if necessary, then sealed using products such as
Crafco’s Parking Lot Sealant
Type 1
or
RoadSaver 515.
Both products are hot-applied, flexible sealants
designed to fill and seal cracks; however, we can also
offer any of Crafco’s other one hundred products for
specialized applications. These products are designed to
expand and contract with the asphalt to ensure a
long-lasting seal.
Ohio Paving recommends crack sealing parking lots
annually to prolong pavement life.
